Fifteen to twenty-five people, Tuesday to Thursday.

Midweek is when the hill is quietest and cheapest, which happens to be when most teams want to come. You take both cabins, which means the whole property — no other guests, no shared spaces, and no one walking past the window during a hard conversation.

Aubade's Long Room seats twenty at one table, or breaks into four corners when the group splits. There's a screen, a whiteboard wall and a door that closes. When the session ends, there are two hot tubs, two saunas, two fire pits and two theatres, and nobody has to drive anywhere.

The room

One table for twenty, or four breakout corners across two buildings. Fibre throughout with enough upstream to run a hybrid session properly. Power at the table, natural light on two sides and blackout when you need the screen.

  • Seats twenty at one table; four breakout corners
  • Screen, wireless and HDMI, whiteboard wall
  • Two decks and two fire pits for the parts that go better outside
  • Two theatres with hundred-inch screens for the parts that don't
  • Ten bedrooms, so nobody shares who doesn't want to

The paperwork nobody else will do

Most properties this size take a credit card and send you a booking confirmation your finance team can't process. We don't.

  • We invoice — net 30
  • W-9 on request
  • Certificate of insurance, additional-insured, on request
  • An itemised receipt your expense system will actually accept
  • A real contract with cancellation terms, not platform T&Cs

Getting people here

Two hours from Washington, and roughly the same from Richmond and Baltimore. Most teams drive or carpool; Dulles is the closest airport for anyone flying in.

  • Parking on site for the whole group
  • Two full kitchens, or we'll introduce you to a valley chef
  • Skyline Drive is fifteen minutes away if the afternoon is free
  • Book three to six months out for autumn; January and February are wide open

Questions people ask

Can you invoice our company?

Yes. We invoice with net-30 terms, and provide a W-9 and a certificate of insurance on request.

How many people can meet at one table?

Twenty, at a single table in Aubade's Long Room. The group can also break into four separate corners across the two cabins.

Will we have the property to ourselves?

Yes. Booking both cabins means there are no other guests anywhere on the twenty-five acres.

How far is it from Washington DC?

About two hours by road, and roughly ninety minutes from Dulles International.

Do you provide a receipt our expense system will accept?

Yes — an itemised invoice, not a booking-platform confirmation.
